Can you epoxy over asbestos tiling in a basement?

Great question, let’s get into it.  But first, a little preview.

What is Asbestos Tiling?

Asbestos tiling was a popular flooring choice in homes and commercial buildings from the early 1920s until the late 1970s due to its durability and resistance to heat and chemicals. These tiles were made by combining asbestos fibers with a binding material such as cement or plastic resin, creating a tough, fire-resistant surface ideal for high-traffic areas.

Despite its beneficial properties for flooring, asbestos poses significant health risks. When asbestos-containing materials deteriorate or are disturbed, they can release tiny fibers into the air. If inhaled, these fibers can cause serious health problems, including lung cancer, asbestosis, and mesothelioma. As a result, asbestos use has been heavily regulated and, in many instances, completely banned in construction materials since the 1980s.

In buildings where asbestos tiling remains, owners must carefully consider their options for handling or modifying these materials to ensure safety and compliance with health regulations.

Can Asbestos tiling be covered up safely?

If you take certain steps, YES!  You can cover the infamous black mastic if you take certain steps.  This process is often referred to as “encapsulation”.  Some people even prefer it over asbestos removal, mostly due to the fact that asbestos is most dangerous when cracked, moved, or disturbed in any way.  You can read more here, but as long as you seal it with a product that is meant to seal asbestos, you’re good to go!  You just saved yourself an very hefty asbestos removal bill.
